"The offer of real estate through agencies belonging to international networks is a general phenomenon that should ensure compliance with certain requirements such as, for example, a minimum level of quality, better visibility and greater credibility with local customers, while with customers from other countries there is always the hope of acquiring some new customers who have chosen to buy a property and move their residence to Ticino. If we then talk about the luxury market, the mechanism remains essentially the same, but the quality level is obviously higher, both in terms of visibility, credibility and the possibility of accessing a panel of highly qualified and selected international clients.

What are the differences in the luxury property market in the regions of Lugano, Locarno and Ascona?

"We have to distinguish between two areas with well-defined characteristics: on the one hand, the Lake Maggiore area, with Locarno and Ascona, and on the other, Lugano and its surroundings. The customers who opt for the Lake Maggiore area are mainly nature-lovers and outdoor holidaymakers. They are therefore looking for solutions that offer the possibility of practising all lake sports, even in winter. At the same time, they appreciate the proximity and privacy offered by villas and apartments surrounded by green parks and gardens and overlooking the lake. The life of these people is enlivened by the festivals and various events held in the various towns around Lake Maggiore. On the other hand, the customers who look to Lugano are mainly business-oriented and/or are families with children of school age, and therefore appreciate the advantages that the city offers thanks to the presence of international schools, the ease of communication, the proximity to Milan, in short, all those aspects that make it an active and dynamic economic and social centre".

What are the most frequent requests from international clients who want to buy a luxury property in Ticino?

"In order of importance, I would say first of all a beautiful location, which in most cases means a lake view. Privacy is also very important, i.e. the possibility to live a private and quiet life without intrusion from prying eyes. Therefore a good accessibility should not be underestimated, in terms of ease of general external connections (roads, motorways, railways, airports), but also of connection between the property and the local road network. Finally, but the list of requests could still be long, there is increasing interest in residences that can be defined as "modern", i.e. equipped with systems, technological features and layouts in line with the requirements of contemporary living."
