NUMEROUS ARTICLES HAVE BEEN PUBLISHED, THERE HAS BEEN TALK OF THE DREADED REAL ESTATE BUBBLE, THE FREEZING OF SALES, THE LOWERING OF PROPERTY VALUES, AND YET TICINO, WITH ITS LAKES, HAS PROVED TO CONTINUE TO BE A MUCH SOUGHT-AFTER DESTINATION. TO THE POINT THAT WETAG IS ALWAYS ON THE LOOKOUT FOR NEW OBJECTS FOR SALE TO OFFER ON THE MARKET.
"The year 2020 was a year of growth for Wetag, we had to adapt to new types of sales, such as virtual visits and meetings, but thanks to our portfolio we were able, even from a distance, to meet the demands of many customers, especially foreigners, who want to move to Switzerland as soon as possible. T he trend in the first few months of 2021 is the same: luxury lakefront and lake-view properties have not lost value and are still in high demand," say Wetag owners Ueli Schnorf and Philipp Peter. T he pandemic, now in its third wave in Europe, has radically changed our lives. Many sectors have been affected, while others, such as real estate, have taken a new and unexpected line of development. As far as we are concerned, as Wetag, we are mainly focused on luxury properties, located in prestigious locations, such as Lake Maggiore or Lake Lugano. A niche market that has not experienced a crisis and which confirms that bricks and mortar remain an excellent medium- and long-term investment. Of course, it hasn't all been easy. In March 2020, we too feared a major recession in the property market due to numerous lockdowns around the world and travel restrictions, so much so that between March and May, sales came to an almost complete standstill.
However, we were not deterred and took advantage of the downtime to renovate our offices, change our operational programme, publish our new website and invest further in our online activities. This was a positive attitude to face a difficult time and, also thanks to further efforts since summer 2020, we have had a significant recovery. We were able to increase the number of real-time virtual visits to properties, or we intensified the virtual meetings with interested parties and - thinking of the remote meetings - we have to say that paradoxically, given the world situation, they went much better than expected: our clients were at home and therefore had both the time to consult calmly - think of a wife and husband - and the time to talk.
Our customers were at home, so they had time to consult each other calmly, for example with their wives and husbands, and they were able to make thoughtful, stress-free choices. This positive and trusting attitude helped us to make an important selection of suitable properties and so, immediately after the first wave - when the site visits could be organised - we quickly realised numerous sales. This trend, fortunately, is also accompanying us during the first half of 2021.
We should also not forget that Ticino is an area that is very popular, just think of the role played by tourism, with unique and prestigious properties located in exclusive positions near the lake, or with amazing views in the countryside. Added to this is a Mediterranean climate and, we would like to stress once again, enviable political stability.
The country's handling of the pandemic and the targeted and rapid aid measures were particularly appreciated. It was no surprise that many of our clients, now more than ever, also choose Ticino.

Given this positive trend, our clients are constantly looking for new properties on the lake or with a lake view. At the moment, the type of house sought falls into two categories: holiday houses and flats, lake view, with two or three bedrooms and a budget of 1.5 to 4 million, or first residence properties with land (at least 2000 square metres) for budgets over 5 million.
